Lift management
Safe operation, transparent costs and informed decisions.
Lift systems are indispensable in many buildings. At the same time, they present operators with numerous technical, organisational and economic challenges. Maintenance, faults, inspections, repairs, spare parts and modernisation must be reliably coordinated and documented.
Structured lift management creates transparency and supports operators in running their systems economically, safely and in a predictable manner. In lift management, we analyse fleets using AWM+ and AWM+ Connect, review contract structures and assist owners, operators and managers with all matters relating to the operation and long-term development of their lift systems.
Elevator management is based on the operational and control data provided by the AWM+ electronic lift attendant and the AWM+ Connect add-on. For this reason, elevator management can only be commissioned in combination with these two solutions.
In many property portfolios, lift systems have evolved over the years. Contracts have been amended on numerous occasions, responsibilities are not clearly defined, and decisions on measures are often made on a case-by-case basis.
This often results in:
- unnecessary maintenance and repair costs
- a lack of transparency regarding the condition of the systems
- unclear contractual and service structures
- avoidable breakdowns and malfunctions
Professional lift management helps to
✓ control and optimise
operating costs ✓ reduce faults
and downtime ✓ better evaluate maintenance
and service work ✓ make informed decisions on repairs and
modernisation ✓ keep track of operator
obligations and inspection deadlines ✓ establish clear processes and responsibilities
Particularly in the case of larger property portfolios, a structured approach ensures that quality, cost-effectiveness and availability are improved on a long-term basis. The operational data continuously recorded by AWM+ and AWM+ Connect enables, for the first time, a well-founded assessment of actual facility operations.
Assessment and analysis
We document the current status of your lift systems and evaluate the initial technical, organisational and economic situation. This includes, amongst other things, the age of the systems, breakdown history, maintenance status, as well as existing documentation and contractual arrangements.Review of maintenance and service contracts
Existing maintenance and service contracts are analysed in terms of scope of services, response times, responsibilities, contract durations and cost-effectiveness. This provides you with a solid basis for better assessing contracts and optimising them in a targeted manner.Support during day-to-day operations
We support you in managing your lift systems in your day-to-day operations – for example, in tracking faults, evaluating proposed measures or coordinating with maintenance companies and service partners.
Review of repairs and invoices
Repair proposals and invoices are not always easy to understand. We assist you in verifying the technical and financial feasibility of measures, services and costs.Operator obligations and schedule management
Lift systems are subject to clear requirements regarding safety, inspection and documentation. We help you keep track of relevant deadlines, documentation and operator obligations, and structure organisational processes accordingly.Modernisation and renewal
When systems become outdated, break down frequently or spare parts become difficult to source, we assist you in evaluating modernisation or renewal measures and provide clarity for investment decisions.
In practice, operators often face similar issues:
- recurring faults with no lasting solution
- high maintenance and repair costs
- quotes and invoices that are difficult to understand
- unclear contract structures
- a lack of overview of maintenance and inspection dates
- Uncertain basis for decision-making regarding modernisation
Professional lift management provides structure, transparency and a solid basis for long-term decisions.
Cost-effective lift management involves more than simply overseeing individual maintenance or repair jobs. What matters is taking a holistic view across the entire lifecycle of a system – from day-to-day operations through to repairs, modernisation and strategic investment planning.
We combine technical assessment, organisational structure and economic analysis into a practical, comprehensive concept. In this way, we support you both with immediate issues and with the long-term development of your fleet of lifts.
